Garage Door Panel Replacement

After an overnight freeze the door stuck to the slab, the opener strained, and something gave. The bottom section is bowed inward, one hinge has torn free of its screws, and the rubber seal along the bottom no longer sits flat.

In plain words

Expect two visits. On the first, the technician makes the door safe to use or safe to leave closed, identifies the manufacturer and model, measures the section, photographs the damage and its neighbours, and checks the hinges, rollers, tracks, cables and springs for anything the impact disturbed. The replacement section is then ordered to that specification, since sections are made to order for each model rather than kept on a shelf. On the second visit the section is installed, the hardware is refitted, the springs are re-tensioned if needed, and the door and opener are tested through full cycles before the technician leaves.

The call
The top section has developed a bend where the opener arm pulls on it. On the way up it flexes visibly, the door hesitates near the top of its travel, and daylight shows through the joint below it when the door is closed.

How the visit goes

  1. Scene 1

Keeping the door safe until the new section arrives

Because a section is ordered rather than pulled from a shelf, the first visit ends with the door in a safe state for the wait. If the damage is cosmetic, the door can usually stay in normal service. If a section is folded, a hinge has torn out or a cable has gone slack, the technician braces the section, disconnects the opener so it cannot pull on a weakened door, and secures the door in the closed position. Sometimes a temporary strut will let a bowed section run until its replacement comes. You are told plainly which of these applies and what to avoid doing in the meantime.

  2. Scene 2

Locking the door before anything comes loose

The exchange begins with the door closed, the opener disconnected at the release cord and its power unplugged, and a pair of locking pliers clamped onto each track just above a roller. Held that way, the door cannot creep up or slip down while a section is missing from it, and the sections above the gap have something to rest on. The technician then removes the section's rollers and hinges in an order that keeps the neighbouring sections supported, working from one side to the other. Nothing under spring tension is touched at this stage on a middle or top section; the springs stay loaded and simply hold still.

  3. Scene 3

Keeping ice away from the bottom section

Since a bottom section frozen to the slab is the commonest way one gets bent, a few winter habits protect the new one. Sweep snow away from the outside of the door before it turns to slush and freezes under the seal. A light wipe of silicone on the new astragal helps it release from ice. If the door refuses to move on a cold morning, free the seal from the floor with warm water or a scraper before running the opener rather than letting the motor pull against it. A well-fitted bottom seal also keeps meltwater from wicking under the door in the first place.

What shapes the quoteBedford Park Garage Door Experts

Special-order handling and freight
Made-to-order sections travel from the factory or distributor, and a long or glazed section needs careful handling in transit. Freight and order handling are shown as their own line rather than folded into labour.
Colour and finish decisions
The section comes in the manufacturer's current version of your colour. If you choose to repaint the whole door afterwards, or order a colour change across all sections, that becomes a separate item.
Whether the exact section is still made
A current model is a straightforward order. A discontinued design may mean a section from a related series, a custom-made section, or a discussion about the whole door, each of which lands differently on the quote.

What to expect, in questions

What information or photos help before the visit?

A photograph of the whole door from outside, a close-up of the damaged section, a picture of the manufacturer's label if you can find it, and a shot of the inside of the door showing the hinges, tracks and springs. Add the door's approximate width and height, whether it is insulated, its colour and panel style, and how the damage happened. That set often lets the technician confirm availability before arriving.

My door is insulated. Does the new section need the same insulation?

It should. Insulated sections come in different thicknesses and core types, and the replacement needs to match yours so the joints line up, the hinges sit at the right depth and the weight stays consistent with the springs. Mixing an insulated section into an uninsulated door, or the reverse, generally means a step at the joint and a change in balance. The technician reads the thickness and core type from the door before ordering.

What is a strut, and does a new section need one?

A strut is a horizontal steel stiffener fastened across the inside of a section to keep it from bowing. Wide doors, top sections where the opener arm pulls, and bottom sections that take knocks are the usual places for them. If your damaged section had a strut, the new one gets a straight strut refitted or replaced. If a top section bowed because it never had one, adding a strut is part of putting it right.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 58 in 100 homes · older homes
  • About 58% of homes in Toronto were built in 1980 or earlier, according to the 2021 Census.Decades of freeze and thaw work on the concrete apron in front of an older garage, and an uneven floor means the bottom seal meets a gap on one side. A thicker seal or an adjusted threshold closes it and keeps snow and cold air out.
  • Single-detached houses make up about 23% of homes in Toronto (2021 Census). In denser housing the garage door is frequently the main entrance to the home and sits close to the living space, so a door that closes fully and locks properly matters for security. We check the closing force, the lock and the opener's stored codes on every visit.
